Background
Engaged to undertake the design and fitout the accommodation for the peak agency for government's commercial offices, EVOKE used the opportunity to illustrate to all government agencies that a commercial tenancy fitout which closely follows the guidelines and policies can deliver good value for money and provide a highly desirable environment for its personnel.

Approach
New design initiatives were used. For example: Workstations are planned with corridors separating them from the glazed perimeter. Whilst this may negatively impact the space utilisation it has the added benefit of removing personnel from the external heat load. The resultant reduction in individuals' radiant heat absorption and consequent reduction in the heat convection enables the air conditioning output to be reduced and thus energy consumption can be reduced. Another benefit of this design approach is that it provides greater equity to the views.
Enclosed offices were sized minimally, just large enough to accommodate the work function and enable officers to conduct confidential business but without the usual gross take-up of space.

Challenges
